Terms and Conditions of Booking

By making a reservation at our property, guests agree to comply with the following terms and conditions:

1. Booking Confirmation

  • The booking is considered complete once the initial payment of 50% of the total stay is made.
  • The remaining balance must be paid 30 days prior to arrival.

2. Security Deposit

  • A $3,000 security deposit is required, which will be refunded within 5 business days after check-out, subject to a property inspection to confirm no damages.

3. Cancellation Policy

  • We offer a Super Strict 30-Day cancellation policy, which allows for a 50% refund if the booking is canceled at least 30 days before arrival.

4. Check-in and Check-out Times

  • Check-in is from 4:00 PM onwards.
  • Check-out must be completed by 10:00 AM.

5. Number of Guests

  • The property accommodates a maximum of 12 guests.
  • Additional guests are not allowed without prior authorization.

6. Security and Responsibility

  • The property does not have special protections for children, elderly individuals,or people with disabilities in the pool, stairs, or other areas.
  • Walking or running on wet floors is strictly prohibited.The owner is not liable for accidents caused by non-compliance with this rule.
  • The property is located in a gated community with 24-hour security. However, it is the responsibility of the guests to ensure that all doors and windows are securely locked at night and whenever the property is left unattended.
  • Guests are responsible for their belongings in case of theft.

7. Included Services and Extras

  • Daily cleaning is included in the rental price.
  • A $500 cleaning fee is charged to all reservations, regardless of the length of stay.
  • A concierge will be assigned for assistance with additional services (transportation, chef, activities, etc.), which will be charged separately. A detailed list of available extra services will be sent upon payment confirmation of the stay.

8. Inventory and Property Condition

  • At the beginning of the stay, a detailed inventory of the property’s furniture, appliances, and general condition will be conducted.
  • This inventory will be signed by both parties and will serve as a reference for assessing damages at the end of the stay.

9. Natural Risks and Environmental Conditions

  • As the property is located in a jungle area near the beach, claims for natural risks such as flooding, strong currents, earthquakes, lightning storms, or fires will not be accepted.
  • Guests are advised to take precautions and prepare for the environmental conditions.

10. Guest Obligations

Guests agree to:

  • Keep the property in good condition during their stay.
  • Not make modifications or repairs without prior authorization from the owner.
  • Respect community rules and avoid disturbing neighbors.
  • Report any damage or issues immediately to the owner.

11. Pet Policy

  • Pets are allowed only with prior authorization and may be subject to an additional charge.
  • Guests are responsible for any damage or inconvenience caused by their pets and must ensure they do not disturb neighbors or damage the property.

12. Use of Services and Amenities

  • Guests agree to use all services and amenities responsibly and appropriately, following provided instructions and avoiding negligent or improper use.

13. Non-Smoking Policy

  • Smoking is prohibited inside the property. Smoking is only allowed in designated outdoor areas.
  • Non-compliance with this rule may result in additional charges for cleaning and deodorizing.

14. Event and Commercial Use Prohibition

  • Events, weddings, and productions are only permitted with prior authorization and are subject to additional charges.
  • Commercial use or subletting of the property is not allowed without written authorization from the owner.

15. Communication and Coordination

  • Upon booking confirmation, a WhatsApp group will be created with the guests, the owner, and the concierge to coordinate all travel and stay details.

16. Penalties and Fines

  • Non-compliance with the rules outlined in these terms and conditions may result in financial penalties, which will be deducted from the security deposit or charged additionally.

17. Dispute Resolution

  • Any dispute or conflict arising from the interpretation or execution of these terms and conditions will be resolved amicably between the parties.
  • If no agreement is reached, the parties will submit to the jurisdiction of the competent courts in Costa Rica.

18. Severability Clause

  • If any provision of these terms and conditions is declared invalid or unenforceable by a competent authority, the remaining provisions will remain in full force and effect.
